My current home doesn't have a verandah or even a porch but I dream of owning a little farmette again, with a verandah overlooking chickens, goats and gardens. Absolute heaven!

The Owner Misrepresented This Property

Here's a copy of the e-mail I sent our real estate agent:

Mr. Lance misrepresented this property. We have found out from the neighbors several things about this property.
- that big hole towards the back of the property? We had no clue what it was? We met the owner of that tiny house next door (he finally got an offer on it) and he said that Mr. Lance let the trash pile up so much that the neighbors complained. He brought in a huge backhoe, dug a hole back there, and buried the trash. Since they had young children, we assume there's a mix of dirty diapers, household trash, plastic and other things that could possibly be poisonous. We're not sure whether to dig it up (how deep is it?!?!) and pay to have it removed, or smooth it out and plant something with shallow roots on it. Either way, it devalues the property, and WE could get in trouble with the EPA if discovered. Weren't they supposed to disclose this information ... about the trash hole?
- Some neighbors told us: when Mr. Lance purchased the property, there was a lot of beautiful landscaping done, including a terraced patio area to the south-side of the property. Mr. Lance, upon purchasing the property, starting digging out the landscaping (esp the decorative rock) and held regular garage sales to get money from it. That's why there's still a pile of it outside the garage. That's why the landscaping here looks so horrible and desolate.
- The electrical system and phone lines have been re-wrired, and most face plates are on the wrong places. There is no working phone place upstairs except for the master bedroom. There's only one in the basement that works; the rest of the plates have been painted over. It looks like anything that broke, he only placed a "band-aid" over it without actually repairing anything (i.e. the kitchen sink, and none of the bathroom sink basins hold water).

Just wanted to let you know. We keep finding more and more things wrong with this place. The neighbors really didn't like the family because of how they took care (or didn't) of this property. The Lance family supposedly even refused to let the girls out of the house to play (one neighbor family called the Lances the "witness protection family").

If the EPA comes after us for the trash hole or if something happens to our water table because of it, we will be contacting Mr. Jim Lance.

= = = =

Guess we didn't do our due diligence on this property. As this is a blog about finding and starting a self-reliant homestead, I'm writing this to hopefully help other people. Make sure you ask lots of questions about the property you are looking at, and get the answers in writing.

Anybody have any ideas about what we can plant on top of that trash hole? Nothing that produces anything edible.... maybe the bayberry plant (produces berries to become candle wax)... or lilac and lavender bushes (to scent my candles)?

Turns out we didn't get the goats this weekend... even after all of our hard work to put the pen and exercise yard out. We plan to pick them up Saturday morning between 10 and 11. Can barely wait!

We did get some more boxes unpacked and things moved. We got the big 10-gallon container of paint re-mixed (re-stirred?) so we can (hopefully) finish painting the kitchen this week. I also unpacked a lot of kitchen things and finally found places for my pots and pans. The drawer under the oven was disgusting (did that woman ever clean?!?!) so it took me a while before I could place my cookie sheets, etc. in that drawer.

Had a leak under the kitchen sink this weekend. Turns out when Mr. Lance (former owner) did repairs, he just did a temporary fix that really didn't hold to people actually cleaning and doing dishes. Surprise. Not.

A little flat of mesclun-mixed-greens sprouted nicely. I think I'll advertise it on Craigslist in a week or so when others are ready too. If nobody buys... then I plant them! Yum! We're already feeding the bunny fresh greens, which she really loves.

Day One, Thwarted Again!

First, thanks for all of the comments supporting us. We are concerned, and need to cross that tightrope between total bitchiness and being walked on. What a fine line.

Anyway, this morning we got up on time and started to get ready. Hubby went off to pick up the trailer from Mom-in-Law's house (where she got a citation for it for being on the street!), and I went to Target for a better screwdriver set, spackle and a few other items. Of course, I had to scrape ice off my car first.

After loading the trailer with various boxes from the garage, some cleaning supplies and some stuff from the pantry, we headed on to the house. Over an hour drive. Each way. Got there just as the radon mitigation guy showed up. It took him almost 4 hours to drill the holes in concrete and drywall, and all kinds of other stuff.

And because Hubby's alternator was acting up by the time we got there, we unloaded the trailer, put up some curtains, put food away in the pantry, and left when the radon guy left. Just in case we needed a jump.

Barely made it back to town to take the car to the shop. Need it overnight. That means we left the car in the shop, the trailer in their parking lot, and my mom-in-law picked us up, let us buy her dessert while we ate dinner, and dropped us off at home. And that means that my 1984 Chrysler has to take us out to the property tomorrow morning at 9:00 so we can meet the, er, person that the seller promised free-access to our home. Yeah. We couldn't change the locks today (Hubby bought the wrong ones) but we did cut the power to the garage and workshop so the codes the seller gave him for the cute little keypads won't work.

Ah. What a shame.

Also left a note on each keypad that "the new owners do NOT give you permission to enter"... with our number and last name. Clear case of trespassing if ANYTHING is different than what we left it.

Yep. If the buddy is there at 9:00 a.m., we're gonna let him have the drywall. ONLY. If not there by 10, we're leaving a note that his window has come and gone, and now it's all ours. We're not going to be jerks about it, but I figure an hour is really nice, especially considering we have to drive an hour to get there, in my car, that doesn't like to go over bumpy country roads or up inclines or, well, really anything beyond city driving.

I know. I need a "new" car.

Propane guy called me at 7:30 - had just put in 200 gallons in our propane tank. The minimum. And it was practically bone dry when he pulled up to it.

It was a short-sale so we couldn't scream and holler about much of these problems, but we are doing what we can. And if that very old Dodge is there by Wednesday morning when we get there, we're moving it into the workshop and advertising it on Craigslist.

I'm exhausted. I think we need to take some folding chairs tomorrow.

Too good to be true

Yes, we closed on the house, but as we were wrapping it up, the seller made an off-hand comment to his agent (not even to us) that the junk car would be picked up on Saturday, and that a buddy of his would be in the home on Saturday to get some stuff.

Huh?

His buddy has the code to get into the workshop and in the garage, where there's no lock to prevent that bud from getting into the house. Taking whatever he wants or doing whatever he wants. Even tho we now own the house and have full possession of it.

So...

Hubby's in the process of asking for tomorrow off from work. We're buying all new locks, finding out how to change the code on the garage keypads, hooking up the trailer, loading it up, and heading out to the house. The Kid and I will unload the trailer while Hubby changes the codes and locks.

When the buddy comes to get the "extra drywall" on Saturday, he will find he can't get it. He will have to knock on the door if we're there. If not, oh well. As for the junk car that's been moved to beside the (empty) propane tank, if it's not gone by Sunday morning, I'm calling our agent to call the seller's agent to call the seller to tell him that if the junk car isn't gone by Monday morning, we're selling it on Craigslist. Or giving it away.

The house was left kinda empty, and not too much destroyed, but left some junk, boxes, paint cans and empty shelves in the workshop and in the house/garage.

Oh, today has been so very long.

I didn't take a LOT of pictures but geez, that avocado green kitchen is UGLY!

The closing ... what can I say. Carpal tunnel from too much signing. People walking in and out from the closed-door conference room (how rude). Whispers and secrets. Then outside, temperatures plummeting as the snow began to fall.

Can I take a nap now?

We close on our house today

Got a call last night when we were out ordering our refrigerator. Agent said the sellers of the house have already moved out (HUH?!?!?) and left no propane in the tank (AH HA!). So, yes we're good to close today, yes we can move in straight away, and yep, we need to order a delivery of propane first thing after closing.

Still, good news, right?

I'll take pix during our walk-through at noon before closing. Hope they left everything in good condition, and liveable.

Too bad we can't actually live there until we mitigate the radon, which is scheduled for Monday. That's ok. I'll have to rearrange our moving plans anyway. Meanwhile... yippee! Today's the day!

One Day to Closing!

We actually got some sleep last night so we're feeling better today. More positive outlook. And with the closing for our house tomorrow, the excitement is so ... indescribable. By Sunday at noon we'll be in front of our new home with a trailer of stuff and a car full of cleaning supplies, ready to unload and start preparing for our lives there. Monday we'll take another load to take care of while we meet the radon mitigator (since we can't live there until that's done). Then other the course of the next week and a half, we'll take what we can, little by little, until we finally rent a big truck and workers to get the big stuff, like the chest freezer, appliances, furniture and beds.

I dream about types of fencing, and chicken eggs. Of designing a chicken coop that maybe our little goats can share. Of planting the millet, or where is the best place for the lentils, or how many of each tomato will we grow.

Love this.

= = = =

We're looking at the McMurray Hatchery for info about chickens, quail, and more birds. While there, found rabbit hutches! Perfect since our Angora rabbit needs a mate!

We had already ordered Auracana chicks and Coturnix quail chicks from a feed store near our new home but now that I've seen Black Astralorps ... changed our order to 5 black astralorps and 5 auracanas (coming in the week of April 26) and keeping the 10 coturniz quail (coming in the week of June 8).

Anybody have any experience with any of these?

Neighbors, Teeth, Book, and more

Big thanks to Stephanie for her e-mail - we loved your answers! We especially felt blown away by your answer about the power, and the last question about what else would you like us to know.

Keep them coming! Here's the link: http://vikkisverandah.blogspot.com/2010/02/book-research-calling-all-teens.html - be sure to forward it to your teen friends!

Once again the elephants in the apartment above are stomping around. Ok, they aren't really elephants, but for 2 small girls, a mid-sized mom and a very small-of-stature dad.... they stomp, scream and generally make enough noise to fool just about anyone.

It had been quiet since early January. We'd heard someone up there daily but the noise was tolerable. Around 6 p.m. last night, the herd came home and didn't stop stomping and screaming and throwing things until well after 10 p.m. And they were up by 5 this morning because THEY woke me up before Hubby's alarm did.

Soooo glad we're leaving here.

We close on our homestead in a week. For some reason, the closing will take place in one of the busiest places in Denver, DTC, so 3 hours before we will be in the house, doing our walk-through. I assume our agent will be there. And if the owners are there, that will not stop us from taking pictures of everything. It looked like, during our inspection, that they had already started taking down wall-paper. I sure hope they stopped that. We'll also be taking pictures of the workshop and grounds. If we find anything glaringly different at that moment that was different from our inspection will be brought up immediately to our agent. After the closing, we'll compare all of the pictures to the inspection pictures. And again, when we take possession 3 days later at noon, we'll be taking another round of pictures to compare to the other sets. This may sound like paranoia but since these sellers have already shown a bit of destruction and have proven that they don't want to leave and are quite angry, we will be very cautious.

I'm arranging the move today. We'll be doing it in two stages: the storage units and garage first, then several days later (giving us time to pack), the apartment innerds, angora bunny, and coturnix quail. Then a few days later, we'll be back to clean and do the walk-through with apartment complex. Before any walk-through, we buy that day's newspaper, and the kid holds it up in every picture that I take in the apartment, with open cabinets and closets, to verify that we leave all things in clean and liveable condition.

= = = =

We got a couple of inches of snow last night, and are expecting a few more tomorrow. The mountains usually (well, almost all) get more. We visit our little goaties (one - the other hasn't been born yet!) tomorrow. I'll be sure to take pictures of them, romping in the snow! Or trying to. One is getting ready to kid about 4 babies this time, so she doesn't romp right now.

My mouth still hurts. Trying to figure out how to handle the 4 different dentist and their 4 different opinions as to what’s wrong. So when I got in the mood yesterday for roasted red pepper dip, I threw some on a piece of bread instead of chips. Not the same thing, but satisfied that taste in my mouth.

Hubby trying to convince me to get all the dentists on a conference call so he can give them a what-for and have them figure something else. I refused. **I** have to bear the brunt of their wrath in my mouth. He did come up with the suggestion that I call our dental insurance and have them help me sort it all out.

Our internet was down most of today.... so this blog posting, although I started it at 9 something (a.m.), it's not actually posted until 1:14 p.m. So... didn't get done nearly enough today. I hope we have better connections out in the boonies. Can we say "satellite"?!?!

Kid Reading, House, Teeth and Misc

As you know, I assigned our 13 yr old Kid the first Percy Jackson book (Lightening Thief) as part of his literature curriculum. He read it in one week, and we went to see the movie that night (disappointment). All 3 of us decided it might be a good idea to read the entire series, with the thought of assigning all of them to the Kid. I went out and bought the rest of the books (we NEVER skimp on books). The second one (Sea of Monsters) was ok but not quite as good as the first. However, I started reading the third book (Titan's Curse) yesterday and am now at the zombie part. Zombies?!?!

Gotta tell ya... it's like Rick Riordan was trying to fit every possible non-human creature and power into his books. Zombies, cyclops, hippocampus, Siren, monsters, etc. all make an appearance. Invisibility, telephone systems from rainbows, and so on.

I decided to NOT assigned the books as required reading by the Kid. He can read them if he wants to. Meanwhile, he starts reading "Animal Farm" today.

Found out yesterday that our loan for the house is out of underwriting and has been 100% approved and readied for our closing on Feb 25. Yippee! This is great new. After the long process, within the next month, we'll be putting up fences and barns, getting ready for chickens and more quail, and tilling up the soil.

My lentil experiment didn't go so well so I'll be ordering lentil seeds from a new supplier. Will let you know if they're ok ... should know by this Fall.

Since the dentist messed up my mouth in December, I've been in such pain. Saw a new dentist last Friday who said I needed a root canal and 2 new crowns. Sent me to an endodontist in Parker. Saw him on Monday who said I didn't need a root canal. Probably just need the crown redone. Saw the dentist yesterday (Tuesday) who did the crown in Jan 08 and he said the pain I'm experience is probably caused by the work I had done in December... that the dentist didn't get my bite right and I'm all messed up, causing pain.

So NOW I gotta go back to the idiots, er, dentist from December, and tell them I need some work redone because they did it incorrectly. This is the dentist that made my tongue numb and feel like it was burning. Where I had the panic attack.

I am sooooo not looking forward to making this call today.

= = = =

I almost forgot. Late last night we got a phone call from the fire/police department of the town where we used to live. Remember we sold that house in September. The guy talked to Hubby so I have only second-hand knowledge of the call, but basically they were trying to find out who was responsible for the property.

Got us thinking. I hope the new owner didn't start a drug lab there. Or hope it didn't burn down with the new owners nowhere in site. Our former real estate agent said she'll drive by there today and take a look.

As I was sorting through my seeds, I suddenly realized that some of these packets have almost no information on them. Specifically, Baker Heirloom Seeds, a company I have used for several years. I'm looking at the bulk package of new zealand spinach, and the danvers 126 half long carrot, and there's no info on there. Just the name, that they are bulk, cost, when packed for, and when germinated (I guess as a test). I glanced at the others I bought from them, and for most of them, it's the same situation. Almost no info.

So now I have to look up all of these online and find how many days to harvest, spacing, germination, etc. Even the herbs -- some of them I have no clue if they are annual or perennial so I need that info too.

I think I'm not going to use Baker again. They have okay choices but with the lack of information, and their newly revamped website that's a bit difficult to use... I think I'm gonna use seedsavers from now on.

= = = =

Guess that's it for now. I have a lot of work to do today.... I have to look at my seed packets and calculate days before last frost and when to start seeds so I can plant them on time. I have a LOT of seeds to go through! But... it's my favorite part.

Reading List, Land, and the Goat Tractor

Thanks for the comments about our homeschool reading assignment list. I had already gone through the list with the Kid, and he's excited about reading them. I had a few other books on the list but took them off when I found out there wasn't a Sparks Notes to go with them. Turns out there's also a Sparks Notes for all of the Harry Potter books. Good to know! It helps me prepare test questions, and helps him study.

Yeah, the Kid approved the list. He's a book hound and generally loves any books he's heard about through the PBS show Wishbone, or those he's seen in his movie guide book that were once turned into movies. He's a fanatic about movies, and can (and has) spent hours pouring over his movie guide books. All of the editions.

He is more than halfway through the Percy Jackson book. Tries to get out of his morning chores (feeding the quail and rabbit, emptying dishwasher, taking out the trash) just so he can get a jump on the day's reading. It's good to see him so involved in a book. I'm also glad he's as much as a reading-fanatic as I am. He's always seen a book in my hands; I usually have about 4 nonfiction and 1 fiction going at a time.

= = = =

I got a "Gardeners' Choice" catalog in the mail yesterday, and had such fun dreaming as I turned the pages. They have strawberries as big as a peach, and a blueberry tree? Corn that has 2-foot ears on 12-foot stalks. Tomatoes that take 2 hands to hold. Of course, these super-huge items are hybrids and mostly created by scientists, but I'm very tempted, at least with the huge strawberry and blueberry tree, to order them. Just to see. We love fruits in this house, and if an everbearing strawberry plant not only gives huge strawberries but lots of them... can you imagine our chest freezer that would burst at the seams?!? And I'd never have to remind the Kid to go harvest blueberries and strawberries .... his two favorite fruit. Of course, he might come into the house with red lips and purple fingers, and a half-filled basket. That's ok. Bottomless-Pit-Boy (which we sometimes call him) could do with a few extra calories, especially if it's organically-grown fruit!

Idea: I think I'm gonna give him the catalog and tell him to pick out two plants he wants to grow and take care of. Wonder what he'll choose?!?

Got word today that the mortgage broker has sent our file to underwriting and they are moving along swimmingly. They have all documentation requested, and are basically just waiting for our appraiser to re-inspect the house after a few requested repairs are made. Possibly this week. The sellers are still not cooperating. They had their agent tell our agent to tell us that they can't find an apartment anywhere to move into. I guess we're supposed to feel our hearts breaking and let them stay rent free until they find something. Not gonna happen. And it turns out that they ARE still married; the divorce thing was a smoke-screen. The sellers and the seller's bank (supposedly) are refusing to get rid of the high levels of radon so I've tentatively contracted to have it done the day after we take possession of the house. That way once we finish moving in and are ready to sleep there, we won't be poisoned! Maybe we'll take those 2 days to paint too... the room the Kid wants is pink and purple and yellow... not at all fitting a 13 year old boy! I don't like the living room, dining room and kitchen colors either. But ALL of the locks will be changed within the first hour of our possession of the house.

I just realized: that means a trip to the paint store! Ooooh! I love paint samples! I think I'll also take both sets of our dishes and see if I can get a wallpaper sample that will tie them both together (one is blue and the other is brown, yellow, orange -- don't ask). Right now the kitchen and dining room are painted mauve with green accents. Ugh.

= = = =

I ordered our coturnix quail and americana chickens from our new home's local feed and hay store. Quail (10 - unsexed) and chickens (9 female and 1 male). All newly hatched. We expect them the end of April. That will give us enough time to get things ready.

Talked with our goat lady yesterday. Just wanted to see how the goaties are doing. She has 2 pregnant does. Lili has had several freshenings; last year had triplets and already this year looks bigger so might have 4 in there. She's due the end of this month. CM2, her daughter, is in her first freshening (pregnant for the first time) and our goat lady isn't sure when it happened so doesn't know the due date. Plus can't tell yet how many she has. We're putting a deposit on CM2 (so we'll have a milking doe to start) and if CM2 has any does, we'll take one of them. If she has bucks, we'll take one of Lili's does. Surely there were be a doe in the bunch!

The goat lady has been inundated with calls for milking does but since we contacted her first, we get first choosing. That's wonderful. However, we will have to wait until the new batch of kids are weaned before we can bring home CM2 and a doe so it will be mid or late May before we have goats. That's fine. That will give us time to get some grass growing in the barren dog run, build a little goat tractor (more on that later) and get used to the chicks that we'll get the end of April/first of May. If bringing the goats home coincides with Memorial Day... boy we're going to be busy! That's the time when we'll be planting much of what goes in. Especially the corn.

= = = =

The goat tractor? Never heard of one? Yeah, we didn't find much when we googled it. Well, we figure since the goaties will never be more than 2 feet high (Nigerian Dwarf - miniature), and we want them to eat and fertilize all over our yard, we'll do much like what we plan to do with the chickens (chicken tractor). We'll do the chicken tractor first, making sure it has a good roosting and nesting box, place for food and water, a way to grab eggs from the outside, and make it easy for 1 person to move. Plus chicken wire over the top so predators can't get in.

Basically the same thing for the 2 goaties: a little lean-to on one side with a platform (so they don't get their little feet wet), a water tray and tank, and covered because these little goaties could easily be carried off by an owl (a huge concern of Hubby's). Oh, and easy to move by one person.

Depending on how much they eat and poop where we move the tractor will depend on how often we move them around. And quite often we'll let them into the dog run (after we protect it's one tree!) so we can play with them and they can get lots of exercise. Meanwhile, lots of fertilizer! Now Hubby... where's that rototiller?

Hey... wonder if we could put the chickens and goaties in the same tractor?

Just got documentation from our Lender. Turns out that even this house is worth much more than our last one, this one's mortgage is only $40 more a month. That's fantastic, isn't it? I'm so glad because our last mortgage was quite manageable. Now that we plan to stay forever in this house, we'll put a little away each month to make 1 or 2 extra payments a year. That will cut down our mortgage from 30 years ... reducing the number of years we'll be paying. We will not schedule these extra payments as part of the mortgage because that's just a scam that gets people in trouble (what if we had an emergency and couldn't pay one month's extra amount? we'd get in trouble with the lender. no, we'd rather send extra, unexpectedly, when we can).

= = = =

There are two very old junk cars on the property that were there before the current owners bought the property, and they aren't planning on taking them when they sell and move. hope i can get rid of them on craigslist. will sell them for ... uh, free. ok. give them away. first come first serve. they are right where we plan to put up the barn, pastures and greenhouse so they need to go before we fence off everything.

guess that's it for now. have a great day, all!

Homeschool Reading List, and House Frustrations

The Kid finally passed a test for the book, Watership Down. He just didn't get the book, not until I paid for and downloaded a study guide for it. He read it and finally that lightbulb clicked and he could pass a test. He's ecstatic that his grounding is over (no TV/movies/computer until he passed the test).

Now, because he begged and pleaded and conjoled... he started reading "Percy Jackson and the Olympians: The Lightening Thief". I can hear him laughing in the next room from time to time. His goal is to finish it and pass a test so we all can relax by seeing the movie next weekend.

Meanwhile, I'm working on his reading list for the rest of his 8th grade school year. Here's what I'm thinking:
1984 (George Orwell)
Animal Farm (George Orwell)
Cyrano de Bergerac (Edmond Rostand)
Kidnapped (Robert Lewis Stevenson)
Midsummer Night’s Dream (William Shakespeare)
Robinson Crusoe (William Dafoe)
Tale of Two Cities (Charles Dickens)
Where the Red Fern Grows (Rawls)

I might also assign another Harry Potter book, or something else that he gets really passionate about. We'll see!

= = = =

Charles P, the agent for the sellers of our dream house, is dropping the ball yet again. Even tho the inspection resolution deadline was today (remember, we found radon above the acceptable levels), Charles has barely acknowledged that he's alive, let alone working on getting an ok from the seller's bank. He's had the info for exactly one week, plenty of time for him to contact the bank and get an answer. IF he actually called them. We suspect he's got a day job and does real estate at night, because he very rarely calls our agent during the day.

AND we had the appraisal done last week. Amount was more than what we're buying the house for. However, Mr. Appraiser wants a few repairs done before he'll approve it for closing, so again, we've informed the seller's agent of these and that the appraiser wants to reinspect before closing.

Then the seller... Mr. Jim L. ... I wrote about how he took the lockbox off his front door so the inspector couldn't get in to get his radon equipment. And it's a short sale. We're thinking he's intentionally trying to sabotage this sale because he doesn't want to move, and probably thinks a foreclosure is probably acceptable when balanced with moving into a tiny apartment.

Hubby and I have notified our agent that we'll get a resolution by this Wednesday at 5 p.m. or we'll take our earnest money elsewhere. This has me so stressed out that I have had 2 migraines in 2 days, my jaw aches, and, well, a host of physical problems manifest when I'm stressed. Plus the Kid feels the tension and hears me complaining about the agents, and just kinda wants to hide in his room.

If we have to pass on this house, and sign an apartment 6-month lease somewhere else, we will do it. And get a little litigious.

Wednesday. 5 p.m.

= = = =

What you might not know is that the selling of our house this past Summer was just as horrible ... people were involved that made things VERY difficult ... how about a big shout out to: Erik Utzinger, the underwriter who took off from work during the crunch time and didn't request (from our understanding) the appropriate paperwork from the buyer right off the bat! Another shout out to The Numbers Team at Keller Williams Preferred Realty, more specifically Al Philip-Neri, whose boss is (was?) Brian Veatch. My opinion? Al was an idiot, and not very well trained at all. From what the buyer, Casey B. told me during his walk through before closing, Al didn't even tell him that there were problems with his financing or much of the other things that delayed the closing and cost us money. I have ALL of the e-mails that flew back and forth between us and our agent. We were 100% above board, and in return, dealt with Al who appeared to be dishonest. Just because he was buddies with the buyer. Horrible experience.

I just googled Al, and it looks like he's on to bigger and better things. Core Wealth. Wealth and Riches training ... training people on how to invest in real estate. Really? Good... ness. I wouldn't trust him as far as I can throw him. And I certainly wouldn't take advice from him on anything to do with real estate.

An agent we were working with when we started looking this past October decided to change companies, and unfortunately chose to go with Brian Veatch and his group. We told her we'd vowed to never work with them again, and dropped her. Sometimes we have to stick with our guns, and sometimes we have to give in.

We made way too many concessions in the sale of that house. Already we've made concessions for the purchase of this house. I think we're done playing.

= = = =

I hope we close on this new house, because we don't want to go through this again. We will move ONE more time, and then Hubby and I plan to be carried out in a box. A LONG time from now!

Radon in the New House

We were so excited about this house. It's our dream. We won't stick out like sore thumbs. Progress swam along. Pretty much planned the garden. Mentally decorated the rooms and arranged furniture. Have a pre-order in for quail and chickens, and there are 2 goats waiting for us! This is soooo exciting!

Then yesterday we got the results of the radon test we had going over the weekend. First, we discovered that although the test was to end on Sunday, when the inspector went back to pick up the testing equipment, the sellers had removed the lock box, essentially barring the inspector from entering the property. After a day of phone calls, meetings, and pleas, he finally picked it up MONDAY evening, about 28 hours after when he was supposed to pick it up.

And the report. Shows there's too much radon in the house. Not a huge amount ... the average was 5.7 pCi/L. There were times in the 53-hour-test that it was above 8! However, the EPA requires a reading of 4.0 pCi/l [picocuries per liter of air] or less... that's a law!

Another issue: from what we understand, a lot of new regulations and procedures were imposed on the lending agencies as of January 1 2010. Even lenders like ours is still trying to make sense of the new info and paperwork. Agents pretty much can't ask for a 30-day close anymore; there's just too much paperwork and too many regulations and steps to get it done in 30 days. And because the seller's agent sat on the lender letter for 5 days before getting it to us, and then took another 3 days to get us a seller-executed contract, we lost a week. Our lender just can't get it done by our close of Feb 25. They are asking the close date be moved out a week (to 3/4/10).

Our agent has sent an e-mail to the seller's agent giving our concerns about some things found in the inspection report (like the roof, furnace, whether the deck is bolted to the house, etc.), but also requesting the seller's or their bank mitigate (take care of) the radon. AND in this e-mail, Charles, the seller's agent, has been requested to check with the seller's bank to accommodate our lender's request to change the date.

That e-mail was sent yesterday (Tuesday) around noon. As of this moment (9:41 a.m.), no response from Charles to our agent. He's a very lazy agent. Charles, not ours. I wonder if he's even contacted the sellers or their bank yet? Geez.

My advice? Avoid a short sale if you can.

What a saga, huh?

Pix of New House

As I wrote yesterday (or was it Saturday?), the inspection of our new house (homestead-to-be) went well. We will have to make some improvements, like replace the roof and furnace within the next year or two, and the soil is mostly sand and weeds, but we're still excited. The inspector gave his opinion that it was a good house, and worth the money and trouble.

I took this first pic (above) as we drove up for the inspection. Hubby let me out and drove on while I took some pix. Isn't it great? Lots of front space. On the left (north) side of the driveway we'll plant the taller trees like walnut, pecans, apples, etc. On the right (south) side we'll plant the bayberry and elderberry bushes, plus all of those berry brambles and bushes like blueberry and raspberry. Gotta have our berries!

ABOVE: I started walking the property line, to see where we'll need to lay fence or fix existing fences. Imagine my surprise when I looked up at our next-door-neighbor's property and saw these alpacas looking at me. Stopped by that fence, perhaps they wanted to come over and say hi.

ABOVE: While I was out walking, I saw these guys at a back-of-the-property neighbor. Actually a whole fenced-in area with lots of critters. Notice the two guinea fowl on the right, and the white chicken. What kind is it?

ABOVE: Love it! Here are more of the poultry in the neighbor's yard. I tried to take a good picture of the turkey (to the left) but it wouldn't stay still! It sure did gobble loudly tho. As did the rooster.

ABOVE: And looky here! See that black critter towards the right? It's a goat. Can't tell what kind as I couldn't get close enough but it sure does stand nicely. Wonder if it's the only one?

= = = =

Hubby said he heard ducks across the street, too There are also horses and cows on this "block" too. I'm glad we're not going to be the only "weird" ones in the area. Won't have to worry about breaking any rules because it's obvious that the subdivision is ok with farm animals / livestock.

We are soooo excited now. Even more! I wonder if I'll be able to keep the Kid out of the neighbors yards, especially the one with the alpacas. Hey! Here's a thought. IF they have the alpacas to sell the wool, wonder if they need any angora fiber to go with it? We can provide! Beautiful white angora rabbit wool.

Just my thoughts.

Inspection of House

The inspection went well. Will try to post pictures on Monday. Turns out the neighbors to our south have alpacas, and the neighbors to the south-east corner of our backyard has chickens, guinea fowl, turkey and a big ole brown goat! We won't be the oddest people there... that is REALLY exciting!

Walking the perimeter wore me out. Two acres might not seem big on paper, but walking it being as overweight and disabled as I am... well, it'll be a good way to get me in shape. I'm gonna have to revise my planting-plan again, and probably the location of the greenhouse and barn.

Looks like the owners/sellers started dismantling some permanent fixtures, tho. Gonna have to e-mail our agent about that and make sure they don't take any more of those things, like the medicine cabinets!

Look for pix on Monday!

House Inspection Today

I've already been to the store and back... getting supplies for our long day. We have the hour drive to the house, the 3 hour inspection of the house plus us taking measurements and inspecting probably more than the inspector does, and the hour drive back. Plus we need to get to the library. Busy day. Taking bottled water and snacks, notebooks, measuring tools, cameras to record in both pics and vids, and a surprise for the Kid to work on in the car when he gets bored. And he will.

We're on our way!

Good News About House; BPA toxins in canning

Thanks for the comments. Yes, we got good news late yesterday. We haggled back and forth during the day, but in the end, we all compromised. The house closes on Feb 25, then we're letting the owners have 3 days to pack up and leave. They'll be gone Feb 28 by noon. So we'll be able to move in before our apartment lease completely expires.

I'm glad we did that. We suspect the reason the house was for sale ... short sale ... was that the couple (sellers) is divorcing or otherwise splitting up. And there are very young girls involved. See this picture to the right? I took that the one and only time we saw the house. This is a pic of the kid's bathroom, filled to the brim with little girl clothing. The closet was full too. I hope that they find a place quickly and get the girls settled in.

In addition to the seller's disclosure, we got a copy of the plat map, which tells us we have a tiny bit more land that I thought (guessing at boundary lines from my perusal of mapquest, google-map, yahoomaps, etc.). We also found out that we can't plant every inch like I wanted to because we need to leave room for utility people to access telephone poles at the back of the property. Was told we probably can get by with leaving walking paths, so that will work. I've also decided to change the barn formation, the location of the greenhouse, and taking out the butternut, heartnut, and chestnut trees from our front yard plan. The walnuts, pecans and almonds, plus the beans, peas, lentils and eggs, will give us enough protein and variety. Trying to reduce costs since I just realized we need to buy a refrigerator, and want to install my verandah and greenhouse by the end of the year. Gotta save! Might reduce number of fruit trees too. Maybe. I don't know. We really like fruit.

Hubby wants to add more herbs to our plan. Medicinal herbs, plus I realized I didn't have any oregano. How am I supposed to make spaghetti sauce?!?!

= = = =

I was recently reminded that there is BPA (Bisphenol A), found in most canning jar supplies, "tin" cans and jars that our canned goods are in, and even the jars, cups and bottles we use in every day life. Even in baby food jars. It's the lids in jars, and the coating inside the tin cans.

BPA causes cancer and disrupts the endocrine system. The FDA does not limit BPA in food containers. Not good. (Read here: http://www.treehugger.com/files/2009/07/is-there-bpa-in-your-home-canning.php). Ball, Kerr... most all the canning supplies companies have BPA in their lids.

I found one that does not. Weck Canning (http://www.weckcanning.com/). I just called the number on their website (Tel: 815-356-8440) and was told that the website hadn't been updated yet but that there are no BPAs in their canning supplies. They use mostly glass, including the lids, and the rubber rings don't have the BPA. The only part you need to replace each time you can is just the rubber ring.

Although I dehydrate almost everything, except for storing the applicable fruits, nuts, seeds, carrots, potatoes and squashes ... I really wanted to start making my own pizza sauce, spaghetti sauce, ketchup, jams, and more. I'll start ordering these Weck canning supplies after we get settled into our new place.

We have enough chemicals and toxins in our lives without adding more to our home-grown organic foods.

Hubby enjoyed the gifts the Kid and I painted at the pottery place. His mom came over with a special hard-to-find pillow for Hubby. Then we four went to the Outback for dinner and dessert. It was a pretty pleasurable evening.

Have a great day! Vikki

Happy Birthday, Hubby

My husband turns almost-50 today. The stress of the last few weeks is telling on him, but still, we celebrate. Life goes on, right? I made cupcakes and brownies yesterday to take to work today, for a party they are having for January birthdays. Boy it was hard not eating any. Hmmm.. chocolate cupcakes, fudge brownies, yellow cupcakes with coconut pecan frosting. From boxes and cans but still...

After he gets home from work, we'll grab his gifts that the Kid and I painted at the paint-your-own ceramics store and head on to the Outback where we're meeting his Mom. They have a really extensive gluten-free menu there, including a delicious dessert called "Chocolate Thunder Down Under".

So... happy birthday, honey.

Got a call late yesterday from our agent who said the sellers got that wake-up call from me. When I said I want this taken care of by this morning or we'll walk. They came back with yet another counter offer, but this time it's more reasonable. Here's a part of the e-mail I sent our agent just a few minutes about... after all-night discussion and much contemplation between Hubby and me:

Per your Wednesday afternoon telecon to me, we discussed the seller's "counter offer"... that they close on Thurs Feb 25, and give over possession at noon on Sunday Feb 28 2010. (That's 3 days after closing.)

We agree to this on the condition that we have the same inspector who does the initial inspection, come back on Monday March 1 2010 and if anything is damaged or different from the original inspection, and in general, if there is any obvious damage or dismantling, then the sellers agree to pay for all repairs within 60 days of closing to get it back to the same condition as the original inspection condition. In addition, the utilities must stay in their name until possession change (Feb 28 noon). They will leave the house, workshop, garage and grounds clean and broom-swept, with all trash removed. All fencing and the big pile of rocks/gravel stays.

We also want the garage door openers and all remotes included in the amend extend. It wasn't mentioned anywhere and we want them.

Feel free to play with the wording but this is what we require. We don't have a good feeling about these people at all, and wouldn't trust them as far as we could throw them.

If they agree to this, we want the signed documentations to your office by close of business Thursday, January 28 2010, which will then start the deadline clock.

Are we being too much of a hard-*ss? After all, they DID want to stay there rent free through the end of March, after closing on Feb 26. We really think this alternative is fair, and covers us. If they agree to this, then we'll go forward with the sale. If not, a house I fell in love with in October but was snatched up from under us, is just now back on the market. We got elsewhere to go.

Thanks for all of your sentiments and good wishes. It helps, believe me.

Have a great Thursday, all.

Update Jan 28 at 10:46 a.m.: Just got off the phone with our agent. He walked me through our contract/offer and how the condition of the property is very specific in the verbiage. He's calling the seller's agent right now so we should have signed documents by the end of business today. Keep your fingers crossed!

Now it's a house nightmare

Seller still doesn't want to leave the house. I pressed our agent to get them to agree to leave upon the house closing. But now... the seller's agent (Charles P.) tells our agent that he doesn't have their signature on the paperwork - our offer - so we don't actually have an executed contract. Unbelievable. The seller's agent says he always does short sales like that... and that neither he nor the sellers actually expected the house to sell. Attention: DORA and Better Business Bureau!!!

Hubby and I are furious. I just got off the phone with our agent, and besides fuming, I'm trying to not throw things around while baking for Hubby's b-day tomorrow. And trying to stop this major panic attack, which I'm prone to having while under severe stress. I told our agent in no uncertain terms that Charles, the seller's agent, WILL get off his lazy, er, butt and get the sellers to sign the contract and get it to our agent no later than 9 a.m. tomorrow, or heads will roll.

Charles and the sellers misrepresented themselves by placing the house on the market for sale, and again when they sent us a copy of the seller's bank's approval letter that agreed to our deal. If they didn't intend to sell us the house, then they should never have gone through with this.

All we wanted to do was get a little piece of property so we can moving on with this next phase of our lives, plant our perennials (nut and fruit trees and bushes, etc.), get our critters going, and start relaxing into a simple life. A plain life with plenty of fresh air and sunshine, homegrown produce and homemade delicious dishes. Reduced stress could equal my many health issues reducing or possibly eliminating.

Argh!
Can you get an inkling of how completely furious I am? We are?

We got the house!

Remember the 2 acre house we loved on sight and put an offer on? The short sale (because the sellers/owners haven't been paying their mortgage payment)?

Late yesterday I got a call from our agent, saying we got the house. Yippee! Problem, tho. Argh! The bank's acceptance fax was dated Jan 20 and was received by the seller's agent the same day. That date was supposed to "start the clock" for all of our deadline dates, like the inspection, request for documents, etc. Unfortunately, the seller's agent SAT on that fax until late yesterday, the 25th. WHY!?!? We're ticked and clueless. Because that jerk sat on the fax, we have already missed several deadline dates.

Part of the acceptance letter included several requirements, including that the seller's bank requires the closing to be on or before February 26. We had a closing date of Feb 19. Wonder what it will actually be?

= = = =

... I had more to write about that but was interrupted from typing when I got an e-mail from our agent. It appears that the sellers don't want to leave until the end of March. Huh? We need clarification... do they want to wait until March to close, even tho that's against the bank's wishes and they haven't paid a mortgage payment in quite a while, or do they want to close on Feb 26 and live there free until the end of March? Under our dime, while we pay apt rent and mortgage, two utilities, an extra month of storage units and etc? Either way, no way. Agent is contacting them to get this clarified and to let them know in no uncertain terms that we will close before Feb 26. And we want it in writing.

If they had asked for additional time before they accepted the contract and IF their bank had agreed to it, we might have agreed to another week or two. But now, Hubby and I are concerned that they'll destroy the house if they are allowed to stay even one minute past closing. We've decided that we'll do our walk-through inspection on our way to closing, get the keys, and immediately go to the property and squat while Hubby changes all the locks.

Paranoia doesn't fit me but sometimes, it pays to be diligent.

= = = = =

I've been up since 5:30 and haven't eaten yet. My nauseous tummy is growling so I need to feed it before I get another call to deal with. Plus trying to get the Kid to understand math. Cooking. Critter care (one of our two remaining quail is laying 1 egg every other day and our angora bunny has torn out a lot of her fiber!). Arranging whatever is needed to get this deal done. And not sleeping at night. Plus... craving a good ole Fuddrucker's cheeseburger.

I started writing this e-mail an hour or two ago. It's now 10:46 a.m. Yep, time to eat. I'll write more when I know more.

Recipe: Millet Oatmeal

I wanted all 3 of us to get a little more oatmeal in our diets so last night, I got out the crockpot. Here's what I did:

Ingredients:
1 cup millet
2 cups GF oats
4 cups water

Directions:
Add all to crockpot and cook on low overnight. Serve with butter and honey.

There was enough leftover, so I will add some dried blueberries and a dash of cinnamon and tub-it-up for Hubby's work breakfast on Monday. Delish!

= = = =

We didn't get much done today. My mouth STILL hurts from the oral surgery 11 days ago. I tried to call the dentist's office yesterday but they are gone until Tuesday. Now my tongue tip feels like it's burnt. Wonder what happened... was it the numbing needle? Did it nick something? I would really like a normal mouth again... and not have to go to sleep with an ice pack on my jaw.

And the cough! Ah come on!

I made rice tonight. Just rice. Didn't feel like cooking anything because I didn't feel like eating anything. The Kid supplemented with some goat yogurt and carrots, and Hubby plans to have a sausage sandwich.

Went into the garage earlier and found the quail almost out of seed, and completely out of water. It's the Kid's job to check food and water for the critters first thing in the morning. Guess he fudged this morning, which could have killed them. Quail need a constant supply of food and water. Gonna have to have a LONG talk with him about responsibility. Usually he doesn't have a problem with chores, but the last few days he hasn't stepped up to the plate. Hope it's a temporary thing.

We all made pizzas Thursday night. Seems to have become a ritual. Mine was so delicious I think I'm gonna have to grow an extra amount of basil so I can make my own pesto. I'm gonna have to experiment using walnuts and almonds and maybe pumpkin seeds since we'll be growing them. Very interesting!

Still waiting to hear response for our second offer on the house. It's taking a long time. I know that short sales are supposed to take a long time, but now that we're in the process, it's kinda ridiculous. There's someone at the Fifth-Third bank, location unknown, with our file in his/her in-box, and he's sitting around drinking coffee and doing something that might be a smidgeon easier than a short sale. Just pick up the file, already! [sigh] ok, i'm slightly better. Weekends are hardest. I just want to get the approval and the closing date so we can schedule all of the inspections and start planning where the fruit and nut trees will be planted!

I need a good hot cup of tea. On my verandah. That I don't have yet. Argh.

Did we get the house?!?!

I left a message for our agent yesterday, and 5 minutes later, he called. Said my ears must have been burning because he was talking about us! Heard from the seller's agent, who heard from the bank. (Remember, it's a short-sale which means the seller is trying to get out from under the house without going into foreclosure.) The seller's bank said they'll take our offer IF we pay the closing costs. In other words, we need to come up a bit on the price.

Hubby and I discussed, and yep, sure can do. I called our mortgage guy, he worked up the numbers, talked again with Hubby, and made the new offer through our agent.

So...basically, we have the house! Okay, it's not official but since they countered and we agreed to the counter, we are 99% sure we're good to go.

Now.... as soon as we get the official document and get the closing date set (please let it be before March!), I have to find a decent inspector (our last one was horrible and ignorant and missed a LOT), request a survey to get property lines, and need an inspection of the septic system AND the well. Hubby's already started looking at fencing (can't get the goaties and chickens until that's up!), and I'm gonna find good cheap reliable sources for all of the fruit and nut trees and bushes we plan to plant in April.

Maybe I should start making my seed tapes and markers!

= = = =

By the way, I've now slept 4 (or is it 5) nights in a row WITHOUT sleeping pills! I'm completely tickled! Unfortunately, my cough is still so bad that now I have some major pains going on on the right side of my chest. I have another doc appt for that (nurse practitioner) in about an hour. If only I could take a nap or at least just rest during the day, but the brats... er, kids who live above us are allowed to run and jump and bounce on their new trampoline, and since our little temp apartment shakes and amplifies the sounds, well, sleep is impossible until they go to bed at 10:30 p.m. This apartment complex, the Legacy in Highlands Ranch, just doesn't care. But... I need more sleep!

My mouth feels better. The pain is pretty much gone so I can eat normal again. I ate so healthy yesterday: taco meat with GF corn chips, homemade chocolate-chip-blueberry muffins, cheeseburgers with GF buns, and GF chicken/pesto/onion pizza. Besides the muffins, I barely had any chocolate yesterday. Thrilling!

= = = =

The Kid has been having troubles sleeping lately too. We watched Dr. Oz together yesterday as he had a segment on sleep troubles. Part of the problem is that he has the radio on all night. That alone isn't the problem; it's set to a radio station that plays hits. We requested that he change it to classical, which is what he used to have it on. He slept last night!

We also figured out that the Kid (now 13) is having anxiety about his future, about schoolwork, about having so many chores on the mini-farm that he won't have time to do anything but chores and schoolwork, and more. The three of us sat down last night and talked about the chores part. We explained that once we have the animals and the crops, yes, we'll have less time to ourselves, but if we all do our chores regularly, it won't take much time.

And we decided to pay him for the chores as incentive, but also he'll want to start dating soon, and will need to know how to manage money. He's never gotten an allowance; he's just expected to take out the trash and empty the dishwasher, along with the rest of his chores. It's time he gets paid. We'll discuss how much once we settle in. A certain amount per chore. He'll need to bill us (well, the school and the farm account) at the end of the week, and he'll get paid in cash. This discussion definitely helped to alleviate his anxiety, and he's starting to feel good about having the opportunity to earn money. He'll have 5 jars and divy it up this way:

10% charity (to buy toys and things for the children's hospital or whatever he chooses)

30% education savings (for college, online courses, etc.)

10% taxes (if he doesn't earn enough to pay taxes by the end of the year, this money will go into his education savings)

20% long-term savings (for a car, an expensive game, a new computer, etc.)

30% short-term savings/purchasing (for books, gifts for family members, special clothes, dates, whatever!)

He's wants a mega-memory computer so he can create video games. I'm thinking he might put more money in the long-term savings for that, but it'll be his choice. The taxes, charity and education savings will not be changeable. But other than the basic rules, we won't control how he spends money, and he won't ask to be bailed out.

There's enough of that going around!

= = = =

Guess that's it for now. Have a great day! Vikki

Pictures of house we want

I took these pictures when we first walked through the house on December 17 2009. Actually, so far, that's been the only time. We walked in and immediately knew we wanted the house. This is the house we made the offer on, and that we haven't yet heard back, although it's been about 3 weeks.

I'm hoping if I post these pictures, maybe the good thoughts of all of my readers will help us get the house! Well... can't hurt!

The first pic shows the front of the house. Note the weird placement of the door. Odd, isn't it? We're planning on moving the door where that small circle window is so that the door will face the front, which is west, which means the Colorado Rocky Mountains! And we'll include a nice verandah there, while we're at it. The man in the center is our agent, and the finger pointing is Hubby, showing the long driveway, where we plan to plant our fruit and nut trees.

This second picture shows the HUGE workshop on the property. It really is quite large, and has electricity already going to it. It would be perfect to use to dry crops like corn or oats, and for Hubby to do some of his carpentry projects. And we're hoping he and the Kid can do some of his science experiments there as I do NOT want them in the house!

That pile of gravel and rocks is between the workshop and the house. We're thinking we can move the pile if it's still there after the current owners move out, and build the barn there. Plenty large enough, leaving room to get to the propane tank, and separating the front from the backyard. We'll want the buck (boy) goat to have a little personal yard in the front because the girl goats (does) will have access to the entire backyard and pastures.

And here's a pic of the odd dining room. The only fireplace in the house! But that's ok. I'm going to teach myself how to cook on it. And when we have a cold snap, we'll move the dining table and chairs against the left wall and snuggle up with pillows and quilts in front of the fire. (The furniture there is all the current owners. The Kid, of course, is mine!)

So.... send your good thoughts our way! We really love this house. It comes with 2 acres, which is a little less than what we want, but we'll do just fine. Maybe a neighbor will let us grow corn or pumpkins in their unused backyard!
